A holiday home conceived around privacy, proximity and the way summer life naturally moves outdoors.

The story of this home began before there was a house.

Its owner, a developer based in Nicosia, spent time looking for the right place to create his own holiday residence, somewhere close enough to enjoy the centre of Pernera on foot, near restaurants, pubs and two nearby beaches, but still sufficiently removed from the busiest streets to feel private.

The result is a home that feels very deliberately placed. It sits close to everything that gives Pernera its energy, yet once inside the property, the atmosphere changes completely.

Before the home took shape

Every home starts with a piece of land, but in this case the land was the first real decision.

The plot was chosen because it offered a rare balance: proximity to the centre of Pernera without being immersed in it, easy access to the coastline and enough privacy to create a genuine retreat rather than simply another holiday property.


A home designed from the inside out

The layout is centred around everyday living rather than formality.

Four bedrooms are positioned upstairs, while a fifth bedroom sits on the ground floor — each with its own private bathroom. This gives the house a flexibility that works particularly well for families, guests or longer stays where everyone wants a sense of independence.

But the part of the house that defines it most is the relationship between the interior and the pool.

Step out from the centre of the home and the pool feels almost like another room.

For me, one of the most valuable aspects of this home is what happens the moment you step outside.

The coastal path becomes an extension of the property.

It allows you to walk for kilometres beside the sea, passing small coves, open coastline and some of the most recognisable scenery of eastern Cyprus.

This is the type of feature that is easy to underestimate on a property listing.

It is not a specification.

It is a way of living.

The pool becomes the centre of the home


The outdoor area is arranged around several different ways of spending time.

On one side there is space for a BBQ and outdoor dining.

For someone who spends time on the water, there is enough room to keep a boat on the property — a small detail perhaps, but one that makes considerable sense in a holiday home so close to the coast.

What interests me about this property is not simply the finished house.

It is the journey behind it.

Someone who understood development professionally went through the same process as any buyer: searching for the right land, deciding where he wanted to spend his own holidays and then creating a home around those priorities.

The location came first.

Then the lifestyle.

Then the house.

And perhaps that is why the finished property feels so natural in its setting.
